Buying A Home With Real Estate Agent Vs. Going It Alone

When you’re planning to buy a home, there are a lot of steps that can go into it, from getting your home loan ready and pre-approved to finding the perfect home for you. When it comes to the latter step, a lot of people turn to the expertise of an estate agent who can help them navigate the market and negotiate on their behalf. However, some might decide to save some money and go it alone, instead. But is that really the best idea? Here, we’re going to look at the different factors you should consider when you’re thinking about doing a DIY home search and buy vs. working with an estate agent.

There are online tools to help you gather data on neighborhood pricing, crime, costs of living, and so on, but a little on-the-ground experience is typically best for getting a full picture. 

Due Diligence

When you buy a property, it’s not just enough that you like it, or even that it ticks all of your wants and needs. You need to make sure that it’s not going to cause any unforeseen problems down the line. While you can go it solo and work with home inspectors to spot a lot of issues, there’s a lot of due diligence that you have to do. Beyond issues with the home, physically, there might be zoning concerns that you haven’t considered, or planning permission problems that could stop you from making any renovations or extensions you might want. This, in turn, might lead to you making some decisions that you might regret. The help that an estate agent provides in helping you find properties, communicating and negotiating on your behalf, and ensuring that your best interests are looked after can be vital for preserving a sound mind during a hectic time. 

For the vast majority of people, hiring the right estate agent is going to make all the difference. Even with the fees, you can potentially save money with the right help, not to mention the stress on top.
